<h3>What is the Mortgage Process?</h3>
<p>One of the most frequently asked questions is "What's next?". Whether you work 9:00-5:00, 40 hours per week, part time, seasonal, retired or self employed, the process follows the same basic list:
<ol>
<li>Get pre-approved by having your Mortgage Broker submit a mortgage application to a bank or financial institution.</li>
<li>Find a realtor and go house shopping.</li>
<li>Submit your offer to purchase and have that offer accepted.</li>
<li>Resubmit the application as an approval and schedule a home inspection.</li>
<li>Collect and submit all the required documentation to support the application. These documents must be submitted and approved by the lender on or before the financing condition date.</li>
<li>Remove your financing condition.</li>
<li>Once documentation has been approved, your lawyer will schedule an appointment to go over the final documents.</li>
<li>Get the keys to your new house.</li>
</ol>
<p>For refinancing or transferring a mortgage, you do not require steps two or three.</p>
<p>Sometimes the process can seem like a long one. Some situations require extra paperwork or signed forms. Do not be discouraged if you're required to collect more paperwork than what your bank might ask of you. In most cases, the bank has the information already.</p>
<p>For example, to prove that you have enough money for the down payment, 3 months of statements showing the accumulation of funds is required. Your bank can simply look up our account at any time, even without you knowing.</p>
<p>So why use a Mortgage Broker? The benefit of saving thousands of dollars on your mortgage and having more flexibility and products than any one bank offers, gives a Mortgage Broker a great advantage over your bank. Yes. It may be simpler to stick with the bank, but they may not have your best interests in mind.</p>
